In contrast, an acre of land with planning permission could be worth as much as £3m. The exact value will depend on the location of the land, the number of houses permitted to be built, market conditions and infrastructure costs.
Will planning permission increase the value of my land?
Yes, in most cases, obtaining planning permission can increase the value of your land significantly. Agricultural land in England is often worth around £11,000 per acre on average in its existing use. However, once planning permission is secured, land values can increase substantially. As a broad guide, land with planning permission may be worth between £350,000 per acre in more remote areas to in excess of £3m per acre in high-value locations.

Measuring land is easy. Simply go to Google Earth [https://earth.google.com] and do the following:

  2. 2. Press the 'Tools' tab on the top left
  3. 3. Then press 'Measurement'
  4. 4. Use your mouse to circle the boundary of your land. You will need to click the left button on your mouse for each corner.
  5. 5. Once you have fully circled the boundary of your land, its size will be displayed on the right-hand side.
  6. 6. Click the 'Area' tab and press on 'Acres'
  7. 7. You will then see the total size of your land in acres.
