Potential Gross Development Value (GDV) of the Land

The potential Gross Development Value (GDV) is not the value of the land itself. It represents the estimated total value of the completed development once the proposed homes have been built and are ready for sale. To determine the potential value of the land, a range of costs must first be deducted from the GDV, including planning and professional fees, legal costs, infrastructure and servicing costs, construction and development costs, finance costs, developer profit and any other site-specific costs or obligations. Only once these costs have been properly assessed can a realistic indication of the value of the land parcel be established.
